STEP 01

Send us the inspection date and the address.

That's the entire ask. No account, no portal, no onboarding, no cost. We meet the inspector at the house and follow along quietly. It's your appointment and your inspector, and nothing about it changes because we're there.

STEP 02

Itemized estimate within 48 hours.

Every finding gets a scope, a price, a priority and a scheduled week. Fixed pricing on the majority of items, stated ranges where the work is concealed, disclosed at estimate time.

STEP 03

You go back to the table with a contractor's bid.

An itemized bid from a contractor carries weight that a list of red flags doesn't. You run the negotiation, the way you always have. We just make sure the number you're working from is a real one.

STEP 04

We reserve a start week and do the work.

An empty house is the fastest and cheapest time to fix anything, and that window closes once the furniture arrives. Priority items go first so there's visible progress in the first few days. Where the scope allows, we finish before the moving truck.

A general contractor built around one window.

Domus works exclusively on inspection report repairs for homes in transaction in the Greater Seattle and Eastside area. The narrow scope is the point. We're not fitting your repairs between two kitchen remodels, which is how we hold a 48 hour estimate turnaround and a reserved start week when a general remodeler can't.

Carpentry, drywall, paint, doors and windows, gutters, exterior and crawlspace work are self performed by our own crew. Electrical and plumbing go to licensed trade contractors we work with on a standing basis, so no item on the list sits waiting on a stranger's calendar.

Eight years of residential construction in the Puget Sound region, with recent work in Shoreline, Lynnwood, Issaquah, Seattle, Bothell and across the Eastside. Alwyn Goodnight is Project Lead and attends the inspections himself.
